The financier acquired a smaller island - Little St James - back in 1998, but acquired the larger Great St James in the year 2016 for around $22.5 million.
This visual evidence reveal he had drawn up ambitious plans to build upon the substantial island by constructing living quarters, an amphitheatre, an office beneath the waves and a reservoir.
Marked on the plan is a local waterway, a marine passage in the US Virgin Islands, indicated on the lower right-hand corner.
The site plan is covered in red pen markings and contains a legend detailing distinct parts of the estate.
Alongside this are what appear to be several other construction diagrams and engineering blueprints, such as designs for marina coverings.
